This project consists of multiple two-story buildings with tuck under parking. New lateral restraint panels were added at the front of the parking to eliminate torsional irregularities and improve seismic performance of the structures.

New Permanent Shoring Wall

The existing retaining walls exhibited poor performance and required replacement. However, limited access and proximity to adjacent structures required construction of new wall without disturbing the existing wall.

Three-story light frame timber structure over parking garage. Parking structure consists of post-tensioned concrete podium slab supported by perimeter concrete walls and interior concrete columns. Parking structure has soil backfill on three sides.

New Apartments Over Two Story Parking Garage

Four-story light frame timber structure over two-story concrete parking garage. Concrete structure consists of post-tensioned slabs at second and third floor supported by concrete walls and columns.

This project included the design of two buildings. Each building consists of a four-story light frame timber structure over single story retail. The timber structures are supported at second floor by post-tensioned concrete podium slabs.

Four-story light frame timber over concrete parking garage. Parking structure consists of post-tensioned concrete podium slab supported by perimeter concrete walls and interior concrete columns.

Tidewater
Four-story light frame timber over sub-terranean concrete parking garage located adjacent to Columbia river in Vancouver, WA. Parking structure consists of post-tensioned concrete podium slab supported by perimeter concrete walls and interior concrete columns. Due to pour soil conditions, geopiers were utilized to support foundations.
